What’s Happening in the Market – May 2019

For much of the country, the first quarter of 2019 provided several disruptive weather patterns that contributed to less foot traffic toward potential home sales. New listings were down 26.7 percent for single family homes and 22.8 percent for Condos/TIC/Coop properties. Pending sales increased 4.3 percent for single family homes and 8.0 percent for Condo/TIC/Coop properties.


The Median Sale Price was down 0.9 percent to $1,632,500 for single family homes and 2.4 percent to $1,220,000 for Condo/TIC/Coop properties. Months Supply of Inventory decreased 13.0 percent for single family units and 14.3 percent for Condo/TIC/Coop units.

District 9: Central East Activity Overview
New Listings are down 20.5 percent
Median Sales Price is up 13.9 percent
Days on Market is up 17.6 percent

Sub-District 9 Statistics

Supply and Demand continues to be an issue into 2019. Median Sales Prices and Days on the Market (DOM)  in District 9 are up slightly. For the rental market, the rents are rising as demand is strong. The chart below compares the city to our neighborhoods for condos/lofts.
