When the San Francisco Shipyard opened up its first release of homes last year, the spread of land that will one day house thousands of San Franciscans was still nothing more than a dirt-filled construction site and a lot of empty space. Now, those first condos and townhouses are all filled and the development has moved onto its third release with the launch of 105 new homes in the Alma and Engel buildings. And although pricing has moved up somewhat since that first release, pricing for the newly-offered homes is still low by San Francisco standards. One-bedroom condos at Engel start in the mid-$500,000s, and two-bedroom townhomes at Alma begin in the high $800,000s.
When it is finished, Engel’s condos will range from one to three bedrooms and top out in the mid $800,000s for the largest units. There will also be two-bedroom duplexes called maisonettes that will be priced in the mid $800,000s that come with private decks, wine coolers, and fireplaces. The two buildings that make up Engel both will have common roof decks, and many of the condos will have private terraces. Alma’s townhomes will all have two or three bedrooms, and many include decks and balconies. Several even have backyards.
The residences aren’t the only part of the Shipyard vision that starting to take shape. There are also several recently completed parks and a community marketplace, The Storehouse. This is just the beginning of developer Lennar Urban’s vision for the site. Eventually, the Shipyard and neighboring Candlestick Point will have more than 12,000 new homes, more than 300 acres of parks, artists’ studios, and a research and development campus.
