By early 2019, 706 Mission Street could be filled with a completed 501-foot condo tower with the Mexican Museum occupying the first four floors. As the San Francisco Business Times reports:
Developer Millennium Partners filed a permit for excavation, shoring and underpinning for the 501-foot tower in December, but is still awaiting approval, said an official at the city’s Department of Buildings Inspection.
The reasons for the decade-long construction delay revolve around the neighbors at the Four Seasons Residences, who were against the proposed height and traffic impact, as well as the environmental impact. A lawsuit was filed with the claim that city approvals “did not comply with the requirements of the California Environmental Quality Act.” Now, Millennium will pay $100,00 in street improvements, a settlement that has placated their neighbors into agreement.
And so construction on the Mission Street site is expected to break ground as early as March. Though the tower is not yet named, up to 190 condos will fill the residential floors. Units will average a whopping 2,700 square feet with prices most likely exceeding $2,000 per square foot.
The most interesting aspect of the condo tower is the addition of the Mexican Museum, which has been looking for a stable home near Yerba Buena Gardens for 10 years. The city’s now defunct Redevelopment Agency had promised an a degree of financial help, but the museum had trouble securing the necessary funds.
