If you worked with me you got your condos during release 1, despite the release being oversubscribed. Lumina released 52 condos on various floors on their first round and received around 200 offers. Those additional offers were filled meaning prime view locations are off the market. This also means 200 buyers are out of the resale market. The much-anticipated Lumina is finally getting ready to launch with a second release of their eventual 656 condos. Prices are, unsurprisingly, as breathtaking as the views, starting at just $1,069 per square for a studio and topping out around $2,000 per square for a three-bedroom. Buyers have not been deterred, booking out the sales office’s first 270 appointments in less than an hour.

Studios of approximately 650 square feet will start at $695,000 and head up to $825,000. One-bedrooms of 880 to 1,100 square feet range from $865,000 to $1.15 million, while one-bedrooms with dens start at the same amount but go up to $1.16 million. Two-bedrooms with 1,400 to 1,500 square feet begin at $1.25 million and go to $2.295 million, and three-bedrooms of 1,790 to 2,670 square feet are $2.35 million to a heart-stopping $5.35 million. Got all that? Good, because those prices are applicable only to this limited first release, and the priciest penthouse apartments are being reserved for later rounds.

So what do you get for all of that cash? Parking will come with every unit, but hardwood floors will cost $10,000-$20,000 extra and microwaves are also an added cost. What is included is a whole array of high-end finishes, from SieMatic cabinetry to Bosch refrigerators and Nest thermostats. There will be floor-to-ceiling glass windows with views to die for and, of course, a massive list of amenities like a screening room, a pool, a spa, a music practice room, a children’s room, and a club lounge. Plus, the gym has a rock-climbing wall, a Pilates room, and a spinning room.

Floor plans for the first units are out, although exact square footage is not. Plans show curving walls for the units in Tower D, with more traditional rectangular formats in the mid-rise. The average square footage for the units is around 1,200. Another round of condos will be released in November, and move-ins will happen as early as summer 2015.
