As part of a plan to rezone the area around the Central Subway, the city recently invited developers to submit proposals that could add up to more than 2.5 million square feet of new infill development in San Francisco. The city is working on a draft Central Corridor Plan, which aims to create office space for 30,000 new jobs in an area bordered by Second, Sixth, Mission, and Townsend Streets. The proposed rezoning would favor technology-friendly buildings, limiting housing to lots under 20,000 sq.ft. Don’t hold your breath quite yet though, the environmental review of the plan alone will take at least two years…and since this is San Francisco, you can expect that to probably be drawn out even longer.
One such project is Cresleigh Development’s SOM-designed project on Harrison Street between Second and Third streets, featuring a 478,000 sq.ft. office building, a 406,000 sq.ft. residential tower and a 300-room hotel, incorporating a small historic building at 645 Harrison. In addition to the proximity to Central Subway, the developer is counting on the Transbay Terminal, AT&T Park, and the new Warriors arena as a draw.
Brannan Street is also set to blow up under the new proposals. At 501-505 Brannan, TMG Partners is proposing a $20 million, 200,000 sq.ft. office building designed by Heller Manus (of doomed 555 Washington fame). Tishman Speyer has filed an application to build a 700,000 sq.ft. office complex on a current SF Chronicle truck parking lot at 598 Brannan. Zappettini Properties wants to build a 567,000 sq.ft office building on the southeastern corner of the San Francisco Flower Mart at 610-620 Brannan.
